You’re absolutely right—these situations do happen, and communication can be more challenging than it seems, even though it's something we all have control over.

That said, when we’re in contact with a prospective resident or client, they usually give us some indication of who they are up front. It’s important to remember that it’s our choice to take them on as a client, resident, or guest. That’s why I believe it’s crucial to ask about their expectations early on and to clearly communicate ours as well. This way, we’re both deciding if it’s a good fit—not just them choosing us, but us choosing them too.

By setting expectations and boundaries from the start, we can often avoid some of those communication challenges down the road. It also makes it easier to recognize when someone might not be the right fit for our community or services, which can save everyone time and frustration.

In Texas, there is no law that specifically requires landlords to provide tenants with access to exterior video doorbell or security camera accounts unless such access is stated in the lease agreement. Landlords often use exterior cameras, such as video doorbells or cameras covering outdoor areas, for property security, especially when monitoring common or external spaces.

It is important to note that Texas law draws a clear line when it comes to privacy inside the home. Surveillance or recording devices are not permitted inside private areas of a rental property, such as the interior of the home, bathrooms, or bedrooms. Respecting tenant privacy within these areas is essential, and any form of surveillance inside the home is generally prohibited.

If a landlord previously granted access to exterior camera accounts, the arrangement is typically defined by the lease or any written agreements. Outside of that, the landlord generally manages security devices and account access at their discretion. When there are ongoing security concerns or potential investigations, some landlords may choose to control or limit access to protect the integrity of video footage.

Practices regarding the management and sharing of security camera access can vary, but notice is often provided if any changes are made. For detailed legal requirements, reviewing the lease agreement and relevant portions of the Texas Property Code can provide further clarity.

Security is a top priority in rental properties, and the Texas Property Code has clear rules to keep homes safe:

✅ Landlords must rekey or change exterior door locks within 7 days of a new tenant moving in.
✅ All exterior doors need keyed & keyless deadbolts plus a peephole.
✅ Sliding doors require pin locks or security bars.
✅ Tenants can request rekeying during the lease—landlords must comply, but may charge for non-emergency rekeying.
✅ Lockouts without legal eviction processes are NOT allowed.
