Do we have any recommended contractors in central NJ?

I am trying to follow 1% rule & it makes sense.How much should i allocate for further maintenance & capex for townhouse?

Thanks for your response.I didn't budget for future maintenance & cap ex.How much would be reasonable percentage for them as I just need to cover interior of the home as exterior is covered by HOA?

Yes,I am positive on purchase price + repair which is 180k.I didn't value it at  220k.

Below is my plan take 20% loan on Property cost=120K  & spend remaining 30K from pocket so basically i am putting 60K towards the property & getting 205 back I dont know if it is a good investment or terrible investment

I ran the numbers with below info & got 200$ of positive cash flow

Purchase Price:150000

Repair cost:30000

Rent:1850

Expenses

HOA:300

Property Taxes:5500

Interest rate:5.5%

Vacancy rate :10%

Value after repair 215000
