I would be interested in joining you folks for coffee and make some connections. I am also starting out in RE investing. I live in the Bay Area and can make time any of the coming weekends (except July 4th) to meet up. 25th works for me to.

Today's news, Wells Fargo back to lending home loans at 3% down without FHA. Does this sound and bells? Looks like history does not repeat but definitely rhymes. In my opinion we may be entering into the final phase of the housing boom cycle, wonder how long this could last before the next correction.Below is the link to article from WSJ.

 Hi Conor , I would like to know more about the in-house conventional loan. I am fairly new to BP and in search of my first acquisition. The terms your described on your in-house conventional loan look interesting and I would like to lean more about it. I would appreciate if you could share some more details on how to obtain such kind of loans... do banks offer it or is it financed privately etc.

@Chris Music I am from the bay area and presently live here. I however was Sacramento resident for a few years before moving here. I am also interested in investments surrounding Sac and would appreciate if you could add me to your list.

Hi @Deepika Tandon I am no contractor and neither have any experience in building any houses. I just have some second hand information from one of the meetup's I attended here in the Bay Area, on cost of construction. The speaker in that particular meet-up has flipped houses after either rehabbing/enhancing and in some cases re building the entire house. Remember this is in Palo Alto CA one of the most expensive places in bay area. She quoted a ballpark cost of around $200-  250/sqft inclusive of all the costs. It might be entirely different in Chico where you are looking.

Hi @Elaine Kowalski welcome to BP. Congratulations on your deal in Citrus Heights CA. I used to live in Folsom CA back in the day and have some knowledge about the surrounding areas. I haven't done any deals yet but I am interested in potential deals with-in a 2 hr drive of Bay Area (which is where I live now). Sacramento and surrounding areas are also on my radar in addition to Merced CA.
