Hi Yasha. Welcome to BP. The best way to find out what sellers want is to ask them. We are in a relationship business. Start analyzing properties and talking to owners. Don't start with the offer. Start with the questions. The answers will tell you how to frame the offer in a way that benefits everyone.

@JohnVo All wholesalers are not created equally. You're right. Neither of those deals is particularly attractive. However, I know wholesalers who generate deals at 75% ARV with no repairs needed and rent of $1400. Keep networking. Even in this heated up market, deals are out there.
