I have one property at the moment that is now under contract. The location is in Eltzer, SC.

ASKING: $142k

ARV: $250k

REPAIR ESTIMATE: $30k.

Hello Chris- the property is actually in good condition with some cosmetic work requirement.

I'm assuming it's because there's no EMD and the seller will not agree without a termination fee.

Hello everyone, I just made an offer for a property in SC and the seller's agent sent me the contract with a termination clause that seems a bit accessive. I'm curious to know if this is typical. $1000 termination clause?

Hello all- Thank you again for all of the great advice in my recent inquiries.

I have a new question. I recently contacted the owner of a property that was posted on Zillow and it turned out the property is own by another investor. At the moment, the property is currently still undergoing remodeling. The issue I am running into is that, the investor is not looking for another investor to assign the property as since it might take longer to close. He's looking to close within the next 15 days. I've negotiated what I think is a great price from his original asking price of $135k in order to ensure a lucrative ARV. How should I solve this? I would love to send him the contract asap with 30 day inspection contingencies, but should I try and purchase this directly with a hard money lender and the. Sell it, but I have not purchase a property directly before. Or, should I try and find an investor that's looking to by and hold for a flip?

Good morning, I'm hoping someone hear can share their thoughts about a property I'm considering on making a cash offer in. The property requires a lot of work since it suffered a major fire. Any advice is greatly appreciated.
