Some months ago, I read or heard on a podcaset episode detailed information on creating a letter for lease renewal and rent increase. I can not seem to find this information anywhere. Can someone guide me to this information?

That is solid advice. 

Yes, I am staying patient, still feels like drinking from a fire hose. But I am excited and passionate about moving forward. I will not be one of those newbies that does nothing! I feel like my next move would also be to get some good professional financial advice. I have a phone call today with an advisor, let's see if he's a fit. I hope to be buying my next property NLT August. 

I love this community. The coffee meetup I attended a few weeks ago was great! I will go again tomorrow. There are a ton of evening meetups too. But I don't really like being out late and I don't drink, so I will have to find some more day-time events, maybe I'll create one :)

I will keep doing some research and reach out when I am ready to hire. I definitely want to get my Mother trained up as the primary bookkeeper. She has a background that should help her excel in this field.

Important piece of info; I am trying to grow both my business and investing companies as a 'family entity'. 

Question; How can I get my mother involved and trained up to eventually take over as the bookkeeper? Do these services you speak of offer training?

Currently, I own two properties and I am considering purchasing at least one more by the end of this year. While searching for potential companies, I came across one from the Better Business Bureau that is located in Colorado. However, I am unsure about their affordability.

Additionally, I am in the process of launching my consulting business this year and would like to stay ahead of the game by hiring a part-time bookkeeper for the time being, with the possibility of a full-time position in the future.

I would greatly appreciate your recommendation on this matter.

I did not replace flooring, flooring was one of two things I did not need to do. 

For cabinets, the best price + quality on Oahu was 'Golden Cabinet'. They are a little wonky in how they do some things though, so pay attention and ask a lot of questions.
