Hey Omar, I am from Miami also and I feel your pain.

My team and I have been looking for a deal for months and nothing yet. I also get tons of emails from wholesalers but they all send the same properties and really just look plain fishy to me.

Regarding the construction company and experience you have, have you tried asking the investors you work with where they're getting their deals? 

Lastly, would you consider taking on another investor client (us)? We're always looking for  contractors that know and understand how quickly a fix and flip is.

South Floridian here as well, great e-meeting you! 

One of our most common challenges is not finding great wholesalers to work with. Like you mentioned in your other post, the "deals" they send out on Mondays are on everyone's list so it's been a bit frustrating since they are far from deals. We are doing some direct marketing and that should hopefully help.

The other challenge is finding the kind of financing we need. We are looking for private money investors that are willing to do 100% of the financing, we do the work, and split 50/50. 

Given your experience in the Miami market, what are the most common issues you have seen? My husband and I are still learning and love chatting with other investors, especially those in our South Florida market.

While working on an Absentee yellow letter campaign, I came across a property on my list who's owner was the city where I live in. The mailing address led to the City's Financial Department in downtown.

What exactly does it mean when a city owns a property? What are ways they could have acquired it? 

Also, should I remove this property from my list of mailers since it will be sent directly to the City?

@Pratik P. Ah got it! It's a great strategy Pratik, 100 or so a night to give you the 800 a month. I think the fact that I went straight to yellow letters with a smaller budget is the reason I felt it was costing me a lot.

I'm going to start doing them myself until I get my first deal. Thanks again for all your advice and for taking the time to respond. Greatly appreciated and sending lots of luck and success your way.

@Carlos Coppin Jr wow! That is amazing! I definitely need to increase the amount of DM I send out then. But regarding the pricing, how much should I be spending for 800-1000 mailers? I paid about $300 for 100 so I'm wondering how much we're looking at with 1k or even 10k mailers. I guess the expense is what has holding me back.

@Pratik P. Thanks so much for your advice. I agree that I need to increase the amount I send out and change up the list to try something that is not so common. Are you completing the letters yourself or you have a company you are using? 5k is a lot so just wondering how you have systemized it? Thanks again!

@Pratik P. I am doing about 200 letters a month using a pre-foreclosure and an absentee owner list. Any tips?

@Carlos Coppin Jr good tip about bandit signs cluttering. And how many direct mail pieces do you send a month to acquire a deal? I've spent a ton of money sending direct mail pieces with no response so it might be the list, or the amount I am sending (100-200) that might not be enough?

Hello my fellow investors!

Seeking help from others who are successfully wholesailing off-market deals in Miami. My husband and I are looking for properties to rehab but my marketing doesn't seem to be helping.

I've sent about 5 direct mail campaigns and placed bandit signs, only to recieve one call from an owner who wanted us to take her off our DM list.

Anyone find a marketing method that works well here in Miami? Where are my fellow wholesalers  sailers in this city?
