I am new and beginning to start investing in real estate. I have attended a couple wholesale conferences that make this seem very easy. I have a 401k/403k that I'm rolling over into a startup solo401k to begin my investment career. My question , in the dfw area, where should I concentrate to get the biggest return. Oak cliff and south Dallas seem to be booming right now. I want to JV a project( and not use all of my savings) but am skeptical about who to invest with. What are your suggestions, please. I'm a nurse for 20 years and just recently got burned out by it but have this career to fall back into , if this investment plan doesn't pan out. I was very successful as a nurse, it's just emotionally tolling. Thanks Val.

I have an opportunity to buy a closed daycare/ preschool prior to it going to auction. I think I could convert it into a spa and rent out rooms to barbers/ hairstylist/ etc. this is my first entrepreneur move. I was going to use the money to flip home ; which should I do?.. and any resources to get started, if I go with the spa idea?

Thank you for the detailed response. It is very much appreciated. The solo401k sounds to be my better move. I have considered this as well but need to firther investigate all options. The most costly but less technical would be just closing out the plan. I will incur tax and penalties because I am not 55. I may simply leave the 401k alone and invest with the equity from my home . Thanks again

Question fellow investors... I'm in the Texas market. I'm placing my personal home for sell and downsizing as a empty nester. Plan to also leave my job and transfer my 401k to a self direct IRA. My question..

1. I have found a landlord wanting to sell his 8 home properties with renters in place. ( this will most likely consume all my savings) or

2. Skip on this deal... Buy 1-2 homes and maintain some savings but start from

Scratch. ( found a fixer upper and have a contractor willing to work on all my properties at a discounted rate)

this thread is very informative and old however, I wanted to see if I can get feedback. I have a unique situation and I have read all 6 pages of responses. I am leaving my current employer of 10 years, selling my property in the up market here in Tx. I want to gather a few rental properties and not be at the beck/call of a 9-5. So I have anticipated funds from the sale of home and 100k of 401k. What is the best approach with 401k where I can use the rental cash flow for reinvesting as well as living expense?  I’m in my 40s , looking forward to your responses to assist. FYI , I have a 10k loan on the 401k that I plan to pay within 60 days ( hopefully) when I sell the home.
