Has anyone done a deal where you have had someone partner with you on an existing property in your portfolio? I have a cash-flowing rental property (2%) that I was considering selling; however, I am considering the option of inviting someone to "Buy-In" to it at 50% ownership and I would teach him how to oversee rentals, acquire properties, etc. He has never owned investment properties but has cash and wants to get started down that path with a mentor.

How would you structure a deal like that numbers-wise?


I am aware of the importance of who you partner with, the need to make it legally protected and documented, the benefits of establishing an LLC, etc. All imperative aspects! 

But, I am primarily looking for feedback on the numbers side of the buy-in. I'd love to hear your thoughts!

I am still in the beginning stages as well. My wife and I own several rental properties in Texas. In the last few months, we've had several people come to us to and asked how they could partner with us by investing money. I'm trying to figure out how that would look like on our end. 

I'm trying to come up with a way to pool our money together to aquire more properties but not sure about how to structure that. 

I'll keep you posted on how it works out.

He mentioned that under his plan, he was still able to make payments from his bank account even after he leaves. I'll confirm with him to make sure before he makes a decision. It seems the Self Directed IRA is the way to go though.

Hi Brian,

That's a great point. He is still employed until the end of the year so he could take out a loan but we hadn't taken the post tax dollars into consideration. I'll look into the Self directed IRA option as well. Thanks for the info!

Hi Everyone,

I wanted to get your opinion on something. I have a close friend that is changing jobs and has a good amount of money on his 401k saved up. He is wanting to partner with me on some deals and was asking if he could do that with his 401k. Does anyone have any experience on what is the best way we could do it? I was thinking just having him get a loan out and make monthly payments at 4.25% and I could turn around and borrow the money at 8% but didn't know what the tax implications were. Thanks for any advice!

Hey guys,

Anyone in the Denver market have any recommendations for a general contractor. I am looking to do an expansion and popping a top to a home to add extra revenue and value. Plans and financing already in place. All I need is a quality/reasonable GC. Any tips,referrals, or experiences from fellow BP members would be greatly appreciated.
