Hey BPers,

Anyone have experience with construction in the Joshua tree area? I’m using a couple structuring loan and I need the land I purchased to have a building permit before the loan will close. So I’m on the hook for the upfront costs of getting the land to permit. My understanding is, you need building plans and soil test to get your permit. It’s a usda loan do they want a permit before anything is ding to the land. My contractor is including all costs associated with pre construction I think... Anyone have ideas here?

Yes! After about 3 months turn around, rented and refi to conventional.

Hi BP folks,

Just wondering if others are getting feedback from HM lenders you work with that are tightening up on their funding criteria. I target properties under $100,000 as a buy and hold investor. I have not reached out to every HM lender (I am doing that now), but wanted to check in and see what others are seeing on the ground. If that becomes a standard, I will be relaying more on my private lenders and targeting multi family properties much more! Cheers and curious what others are seeing.

Awesome feedback PB friends! It really boils down to the tenant placement fee. If I do the placement, I get to waive that 1/2 of first months rent fee. If I don't want a job and am truly a passive investor, I will embrace the charge! Happy investing  everyone!

Newer out of state investor here: After interviewing a property manager for an area I want to invest, they charge 1/2 of the first months rent for tenant placement. Additionally, they charge the tenant for the application fee $99 and they charge 10% of rent for management. Are these numbers consistant with what other investors pay? Most of the numbers make sense but the 1/2 of first month caught me off guard...
