All expenses go up about 3% except your mortgage, assuming you got a fixed rate...so yes if you are cash flowing with a mortgage, you will eventually increase cash flow if your rent increases keep up with inflation.

Hi I’m also looking at the Knoxville area, and Eastern Tennessee in general.  I like the lower taxes and the mild winters.  I’m from Idaho.  We are booming here and property values have skyrocketed.  It will take a while for rents to catch up to cash flow or break even, but I’m 54 and don’t have time to wait for that so looking at Tennessee.  I’m researching best areas to commit to and then find property management and contractors etc.  If any of you are in that boat we can share info we learn.  Would love to hear how your journeys are going.

Hi Fausto,  I’m buying rental homes in Dayton and Columbus, so if the home is in either of these towns, when she is ready to sell, I would love to be considered.

Thanks guys, all good advice.  I’m definitely into value add, gotta get seed money back if possible.  I definitely am looking at Columbus and Cincinnati.  Too bad about Charlotte, would love to own property there it’s such a beautiful place.  Jacob, if you see any multi family that looks like it has potential in Austin I would definitely look at it.
