Stan, i wanted answer to my question not a way around it.
Your area is FL so i don't think you are very experienced with sales in NV.
Just a month ago i wanted to buy a condo in FL and the Realtor never answer straight to my questions about back HOA fees.
He did send me all docs to be sighed by me so he can complete the sale.
There were over 12 000 $ in back taxes owed in this property and if i didont find out the sweet REALTOR would make his commission and i have to pay 12 k on top.
So asking the wright question several times i refused to get ...played.

Joel i enjoy all of your posts here in BP.
You are very knowledgeable and you take your time to explain in details your opinion based on experience and involvement in this market.
I think is great to pay bonus to people you work with and make money.
I will love to pay and double commission to a realtor who bring me a deal where he put time and effort to make it work and took me to several properties he finds a mach for me.
Here in Las Vegas market is terrible and i have to beg a realtor to show me something and i feel as i take their firstborn baby nap time away.
In this case i just wanted to find out will this thing work or no for future deals.
Made very clear from beginning i chose to have him represent me as buyer so he will make a better check representing seller and buyer at same time.

I just wanna know is it legal or no ?
Yesterday went to open house and chat with very sweet Realtor and she told me she have no idea what is possible without talking with her boss.

Jake here are few answers for you;

1.There was a add at Craigslist were the Realtor pointed this deal with the details i gave you.When we met i told him i didont bring a realtor to represent me because if he accept to be my buyer agent he will make a bigger check.
He didont list the property yet because the owner was not able to get his loan modification and just contact this Realtor.
2.My best friend have a real estate license for over 3 years as part time job. Never closed a deal because he don't like to '' waste '' his time showing houses...
I got the HINT and decided not to bother him.
3.Will have to ask NV real estate attorney because to get a wright answer from a REALTOR i see is complicated...lol

Aaron, i appreciate your advice to save money and in last years i purchase,refinanced and sold over a dozen properties all without REALTOR help.
Got few paid off too.

I never mentioned this property is REO.
This house is going to be SHORT SALE and is not listed in MLS.
The Broker is offering 3 % co-op close to 5 k and i ask for 2k...

Joel, thank you for your reply.
I live and work in Las Vegas,NV .
Some houses went down in price over 15-20 % in last few months here.
Last June a house 2000 sf was in my street was sold for 221 000 $..same model is listed for 166 700 $ for over 2 weeks now.

As you see Realtors are in tough spot to sell today.

Is it legal in state of NV or no for Realtor to get smaller commission but close the deal?

Auction.com is a site where you don't need a realtor and you can register free to bid.
There is live online chat and i was told by them the following info.
You need a small deposit submitted to each property you gonna bid.
If you win the auction you have to pay 10% same day to escrow officer and you have 30 days to pay cash or 45 to finance.
Your total price will be the amount you bid and BUYER PREMIUM on top.
Never bought property there but will love to save HUGE.

Register free online and ask ALL you can the online chat rep. BEFORE you bid.
Don't bid if you cant pay...you gonna loose your deposit .

Can a realtor include part of his commission to our deal in escrow?

I like to look at houses but REALTORS are so '' busy'' to show them and after 2nd house they show you its too much trouble for them.

I find a nice house alone and got a choice to call my best friend who is a Realtor and beg him to show it to me and he will make 3 % for few minutes of his time or call the listing agent and let him make 6% .

I think is better idea just to ask the listing agent to contribute 1-2 % to the escrow.
He make a lot bigger check and i am awarded for finding the property alone and call him for sure deal.

Few days ago i find a good deal and decided to ask the listing agent to contribute 2 k to the deal.

His immediate answer was- NO,this is illegal.
My responce was i am not asking for money under the table but LEGALLY disclosed in contract and escrow condition.
He kept saying is highly illegal to which i answer cant be because i watched a show on HGTV were in House Hunters the REALTOR contribute 5 k from his commission to the closing cost.

I understand he is fighting to keep the whole 6 % but telling me a lie he lost it all.

Is it legal or no ?

What creative ways you guys use to get help in closing cost in closing?
