I use Buildium for all my tenants except one lady who is very old and does not have a smartphone or computer. She has been mailing in money orders (her portion of section 8 payment) but I really dont like relying on mail. Has anyone tried using paypal cash? It gives a separate account number that the tenant can take to many places like 7-11/CVS/Rite aid, Etc and give cash that will be deposited directly to the a paypal account. Seems like the only fee is a one time cost of $3.95.

Its an 8 unit apartment building, located close to downtown.

Hey Everyone, I have an 8 unit building coming online in the next few weeks and need to get a company to remove trash weekly. We don't have space for a dumpster so would just have 3 or 4 large toter cans. Anyone have a recommendation? Thanks!

Looks like a nice rehab for 18k. I'm not sure if the regulations are different in Baltimore from Detroit but for your furnace air intake its usually required to pull air from the outside. The pvc pipe on yours is very short. Might be an issue later with a home inspector, just FYI.

I've searched through alot of the materials in the forums on this subject and everything that I found was for transferring properties to an LLC that have a loan or mortgage. What about if I own the property outright with no loans? What are the costs associated with transferring the property and is there any difference than if there was a loan on it?
