Thanks any CPAs you would recommend who are well aware of STR tax laws

Hello everyone,

I'm considering purchasing a triplex with the following unit mix:

  • 2 apartments for short-term rental (STR)
  • 1 apartment for long-term rental (LTR)

Questions

  • Does this mixed-use property (80% STR, 20% LTR) still qualify for the short-term rental tax loophole?
  • Can I use bonus depreciation on this property to offset my W-2 income taxes?
  • Any insights would be greatly appreciated. Thank you!

Hi Folks have a STR deal under contract near New Plymouth Ohio. The property is an existing STR and the historical P&L data is solid. Anyone else have experience investing in New Plymouth Ohio (the said property is near Hocking Hills on route 328, 10 miles south of Logan, 13 miles from Hocking Hills)? What is the regulation environment? I know Logan has STR regulations.

Hi Folks, thinking of investing just south of Highland Park Historic District but north of Black street, the property cashflows but just. What is the appreciation potential for this area?

I am looking at an active STR deal which is held in an LLC. The seller is paying 20k in mortgage interest, given the current interest rates I would need to 45kish in mortgage interest for the said STR. Any suggestions on creative financing that would allow me to take on their LLC and their mortgage interest and not pay 25kish more in mortgage interest? Sorry a newbie to structuring creative finance deals.

Thanks! So part of the STR (e.g., one unit of a duplex, top floor of SFH) will need to be a LTR for the co host? Would the property and the loan being in my name be an issue? How does one find/source co host? Are there standard co hosting agreements? Sorry for the million questions.

Hi Folks, evaluating some Out of state STR options, some markets have primary residence requirements. How do others navigate such requirements.

Thank Tyler, would love to connect if you have 10 or so mins available.

Hi Folks, any investing exp in Hamilton OH looking at a property north of High and west of N. Erie Blvd. Cashflows looks good. Not sure about crime and the appreciation potential.
