Do you have any one or more to give me an estimate for renovation of my home which I just closed in Fairfax, VA?

After full inspection, this is what inspector told me; full electrical rewiring required to bring it up to code; would like to take this opportunity to remodel my home (instead of gut renovation); seems HVAC and gas water heater all are new; so I need only proper duct work to distribute.

Kitchen, 2 bathroom needs full remodel and bedrooms and floor need cosmetic work.

Let me know.

This will be my home (and not a flip).

I have more question to ask but this one is very important for me to analyze.

Looking to freshly install 8 zone hybrid heat pump; (The heat would come from a heat pump until it's 35 degrees outside and then the system would fire up a natural gas furnace inside the house.)

Not exactly looking for high end but mid-range.

Looking for ball park how much would it cost to install hybrid system with duct (for 2400 sq.ft house of split foyer style).

** I understand the variables involved in this, just looking here if any one already installed it and have some idea about it with pricing **

Andre, it is not a flip but fix and is my second home. Not looking for high end stuff, but low to mid-range thats all; will send you email as looking to start the project at this Fall.

yes I understand there are too many variables and its difficult to detail in forum; initially I thought of taking full dry walls out and do the complete renovation; afterwards realized I may not need to take all walls at all; but still need full HVAC duct work and need to take the existing one out as it is not placed right; and need to add heat system on the same A/c duct work (basically central heat and A/c with 4-zone system); kitchen needs to be redone completely, take out existing put the new one with Gas stove (currently it is electric stove); 2 bathrooms full renovation; apart from that full floor (around 1700 sqft; in that 800 is in basement floor), window replacements (around 9 double hung window and 1 bay window); all interior doors needs to be replaced, new insulation, drywall and veneer plaster; but no wall move or anything (just take the existing one and replace); still it is significant work. As everyone said, I understand the variables. As most of the works are interior, looking to start the renovation work around this Fall.

Thanks Everyone; definitely will be going for bid for full project contractor; as Matt said that was my worry; Home is in Fairfax, Virginia area so the price may be high and will look for contractor from local and surrounding area only; so it is each to verify with county office too.

TodayI had a contractor take a look at a home for just ball park; told him clearly that its full gut renovation; but he told some of them can stay but quoting for 2 bathroom renovation for $23K and 2-zone hvac with duck work around $15K; not sure from where he came up with that price and total renovation cost of around $100K for low-end finishing (for the house of 2400 sq.ft). Whether any one had experience with full gut renovation (no removing of walls or anything, but taking out existing plumbing and run new pipes, full electrical wiring and removing the sheetrock and put new and plaster it as well as replacing 8 side move windows to 2-pane double hung windows.

I understand there are lot of variables but for just replacing will cost $100K (not sure) so any one had expertise or went thru that cycle, please advise; will appreciate your response.

There is no Duct work exist; its full rehab; including wall and ceiling and windows replacement; its been not maintained well and with same owner for around 40+ years. Yes, considering posting the req in service magic, but would like to get the ballpark of how much it could be. (All basic finish I'm expecting, NO high end stuff)

Looking for some estimation for 2400 sq.ft of house in Fairfax, VA for full gut renovation; its 70 year old house needs of full renovation; NO new room addition or NO new bathroom addition. Below is what looking to do:
01. new insulation thruout
02. new electrical
03. new plumbing (not necessarily if it is already in good shape)
04. new wall
05. new ceiling
06. 2-zone HVAC / central air conditioning
07. Flooring hardwood in hall and bedrooms and tiles in bathroom (2 bedrooms and 1 bathroom in first floor
08. basement all tiles (2 bed room, 1 bathroom and hall)
09. Kitchen basic maple cabinets (oven, gas stove, dishwasher, disposal, microwave, refrigerator :: no preference on white, black or stainless steel) all basic material. Countertop Granite or silestone (kitchen is 8 x 10)

This is 4 bedroom 2 bath house, exterior is good but interior is total gut.
If any one can give some estimation, would like to talk to them and discuss with them.
