My other solution that I thought of was having the end buyer deposit his 20% down payment in an escrow account, then closing on my purchase, having him obtain a non-conforming loan that doesn't require seasoning, and closing in my sale to end buyer 30 days later. Like I said, I have a conference call with some associates who for 1/2 the profit will fund both my money and the end buyers money and make all happen simultaneously? Well see, I am curious about what they have to offer?

I use Pat Live www.pative.com, they use a script, capture the phone # and work for a lot of investors!

Ps. I have spoken to some associates who may have a solution to this. I am very curious as to thier solution. We are having a phone conference on Monday, I will post what and if I learn anything!

Will, so you are saying purchase the property and have it placed in a LLC, then sell the LLC to my buyer and have him use a commercial loan to purchase the LLC?

I have a 4-plex REO with an ARV of $460K, It is being purchased by me for cash of $200K, now I have a buyer willing to purchase and is pre-approved for $300K, however I may run into a seasoning issue according to my escrow officer. Does anyone know of a way to get around this?
