@Adam Walter - Great points to ponder over and thanks for your insightful answers. Fabulous job of answering all of the points and the LLC process keeps tripping in the way of Analysis paralysis process. For some one who is starting the LLC may seem to be too much work, but from a Liability point of view has its own merits.

Would you know of any local small banks in Mason who can issue loans to Loans to LLC. Any contacts are greatly appreciated.

Regarding investor groups, I was trying to see if there are few people who pool funds and do collective investing in Real estate in local markets.

Thanks for taking the time to answer Jeremy and I think from a Financial / lawsuit perspective Umbrella insurance is a good idea. 

Will there be any other pitfalls to look out for, from a liability perspective? Like a tenant runs a illegal operation or does things, how can I protect myself, apart from Financial costs, so that I don't loose sleep or protect from other issues which I thought a LLC might offer?

Based on the podcasts, I understand that it's advisable from a Liability point of view to have a LLC for each of the investment properties. But, as a beginning investor, I was told that a new LLC will not qualify for Loans or some lenders will only loan to properties under investors name.

I was wondering as to how people over come this chicken-egg cycle, especially for new investors who want to start investing and also be covered from a Liability perspective, as it might be quicker to get a loan on one's one name, but then difficult to switch over to a LLC.

I am primarily interested in the Cincinnati market, but not sure apart from self owned LLC's, if there are management groups who can run property management and take another investor to share such expenses in the local markets. If there's one, can you provide me some pointers as I am looking to network with such groups or teams.

I am new to this as well, but this forum has been great. I am actively pursuing leads in the Cincinnati market and would be open for networking on all levels.

Looking for a decent property around University of Cincinnati (duplex or multi family) for students around the campus and also having a positive cash flow. If there are groups that target this locality please advice, as I am starting to explore on this area. 

Are there any areas to avoid or overly priced localities that it would be difficult to break even ?
