If you already have an STR, I would say you go with another STR. I see that many people are suggesting specific places but I strongly suggest you try to keep it local. It is entirely possible to manage a STR remotely but its flat out more expensive.

I have used Avail for over two years. I had a single rental and it was free. It worked out very well for me. I would use them again.

I have been asked this question more than once, as I receive funds from investors. Most likely the added work/cost of the LLC wouldn't be necessary for you. You say you are limited partner, but are you a limited member in an LLC? if that's the case, you wouldn't need another level of asset protection. (I am not a lawyer, and I don't even play one on TV :) )

If you have a full time job and have a number of rental properties, you could look into adding a more passive kind of investment.

The short answer is yes.  You can specify pretty much anything you want. You can say that each owner owns 1/3 of the property.  Unless you are referring to some specific paperwork that is asking for ownership %, in that case, you should be be able to put 

33⅓%.

I am going to standardize my syndication investments.  In the past. I have a done a couple of ad-hoc syndication deals  where I took money to invest on distressed assets.  I am now going write up more generic Terms & Conditions, Agreements and the like to expand the circle of investors.

I had a 6 figure 9 to 5 in Information technology and I quit that job when I realized I could do Tax deeds full time and make more money.  I never looked back and wish I would have jumped into Real Estate years earlier.  

Its getting tougher though. When I started, the bigger competition were builders, neighbors and people like me. Now days, I see more corporate investors and they are after the more valuable properties which is were we want to be as well.

Hi,

I think somebody already have you some of this answers but hero we go:

1) have the seller show you the paperwork for the parking spots

2) ask the lawyers to confirm that they’re are two parking spots on the legal description of the property.

2) look it up yourself on the Deed given to the sellers. This document is freely available on the County Clerk office.

If the contract says two parking lot and the legal description does not have that, you Can Wall out if so you want it.

I know about Tax deeds in Georgia.   I have been doing for seven years now and I left my 6 figures software developer job to work on them full time.
