If they've only been there for about a year and the place already looks like this (pretty bad from what you describe), imaging another year? is it worth the risk to have to remodel this entire unit? these are the things you have to ponder..IMO, i would give them a 30 days notice, if they cry wolf, you could politely ask them to apply for a new lease under your tenure (in which case they should fall short, as your say) then you should be all covered..get the place rehabbed, and re rented..good luck!

on the boat with everyone here, as long as they've been cooperative, and paying the rent on time, there's no need..if they've been giving me problems, i just won't offer the renewal of the lease, and give them their 30 days notice when their lease is up!

enforcing the rules from day one, with no exceptions is very key in this business..I wouldn't be lenient on the late fees

I'm with Ralph on this one. I would also talk to the current owner on the money owed, and try to lower the final price because of this issue. Offer the tenant cash for keys, with a no damage to the premises promise..It will probably save you a lot of money and head aches when it's all said and done. Good luck!

I suggest you wait it out..have appointments scheduled for the dates after she moves out, make a deal, pro rate what's left of the month and move on..If she's been uncooperative, and has been giving you issues for a year, it's safe to say something will go wrong if you push it..

I agree with all of the comments thus far, it should be on an ASAP basis especially in the colder months..I tend to keep a list of the good hvac guys that I use to build a good trustworthy relationship with them..

my first thought is to find a replacement AC company..or, if they go out there again without your permission, don't pay the bill..since you didn't authorise the service call! You can also write them an email explaining the fact that you will not pay any invoices that don't have your approval.

if it's just for show, then yeah..don't get all crazy about investing a ton of money if it's gonna practically stay the same. You should just slap up some pain, get your loan, then wait out your tenant until he moves out..then, to get rid of that smell, you'll have your work cut out..replacing flooring etc..good luck!
