So guys, i own a 5 unit property, this is my first property. It is a house, with 4 studios on the back area. I have leases in place and a managing company taking care of the property. I have been reading regarding LLCs, Liability insurance/Umbrella insurance for personal protection. AS a newer Real Estate investor, what would you recommended and why? LIABILITY INSURANCE? LLC?.

I was leaning more into Liability insurance/umbrella insurance since its hard to get loans with LLCs etc. What would you more experienced investors do. This property is in California by the way. Anything would be greatly appreciated.

@Dustin Lang Thanks man!. yes i am trying to keep it super low cost. I have been also researching my area and ive noticed most rentals are not offering all the appliances. So i will be adding this to the property. Making it super tenant friendly. I appreciate your response.

Hey guys, first time posting here. Ive educated myself alot on how to do rehabs ( small to moderate). Just finished evicting one of my tenants and the house needs work. I would have to say moderate work. Me and my father will do half and the other half will be by professionals - plumbing, electrical, major framing ( if needed etc).

Just trying to get feedback by some of you. What would be some great pointers when doing such work on a "rental"????. I plan to keep this property for 8- 10 years as its a cashflowing property and at this time i get the most profit out of it. What kind of rehab would you guys do on it since its a rental? Any key pointers, anything to watch out for?.

@Account Closed GREAT ANSWER MAN!!!!!. Im a new investor just bought a 5 unit property and i keep hearing people play around with this questions. Should the tenant know you are the owner. IF they ask me, i would tell them i am the man, i own the property and they need to respect things. I see you are extremely successful in real estate. I like to follow what successful people do. Thanks for your thoughts and i think your wife should continue to put gun powder in your mouth if you tell people exactly how **** should be done. haha
