I want to buy a house and move my family to Spain for 1-2 years. Currently self-everything two multi-family buildings in Cincinnati and own a home in Cincinnati. Most of our capital is tied up in the properties we have. My wife is a teacher and would teach while there. I am full-time with the properties. The existing MFs have been renovated but not refinanced yet, traditional 30 year. 

  • Is anyone on here buying property in Spain, and do you have advice?
  • Is there a clever way of leveraging the equity in the Cincinnati properties into the Spanish property?
  • Has anyone tried taking their skills to South Beach? (Imagine if I could fix/flip in Barcelona or more likely, renovate for short term rental)

So far, I know there are no restriction on foreigners buying property in Spain. If you spend more than 500 euro you can get a special visa. There is a fee of 10-15% paid to the government based on sale price. People sell properties that aren't built out yet to people that don't visit before hand. (SCAM)

I have M. Arch degree, 8 years of digital fabrication experience, and two of my own multi-family projects in Cinci.

My number two is head of maintenance for a University.

Depending on what you need done I can bring along a group for labor.

Demo, layout drawings, design, kitchen, bath, walls, exterior, decks, concrete, electrical...

So, if that sounds about right we can carry on with a PM and or meet up.

For me this would be a short-term experiment to see if I want to do more of this for others or just keep it in-house. There does seem to be a lot of demand especially for reliable-one-stop-shop types.

Isn't the census data 8 years old at this point, or are you looking at something else?

I'm local and self manage 2 multifamily properties. My crew would be up for more work. How many units are you trying to demo?

Landlords typically pay in this market. I think in some recently more desirable neighborhoods you could bill it back and still find tenants.

Northside Bank & Trust provides commercial lending and they are generally easier to work with than larger banks. I bought a mixed use building with them.

I think you would have a lot of demand of you were renting it. Lots of people are looking for whole house rentals.

I was a little surprised at the volume of houses listed right now. Non-investor locals are having major price shock especially in Northside.

I think the bright blue is not working in your favor. 

+/- $15000 and there are several options within a couple blocks that have more architectural appeal.

Apjones is a bit on the edge of the desirable business area for the non-family buyers.

The weather this week is going to be very nice... there should be a lot of people out looking.

I contacted Guardian on January 18th, 21st and again Feb 21st. They haven't set up a time to meet with me or discuss what I would need for sub-metering. They keep telling me the meter supervisor needs to see if the property is on an auto-read route or not. 

Is there a specific contact that someone has had success with? Sharlene and Chris have not gotten it done.

Is there an alternative to Guardian in Cincinnati, OH?

Background: I have a 4 unit and a 6 unit. I want to reroute the plumbing to individual manifolds myself - for cold water line sub-metering. I thought I should plan it out with the sales side before I started cutting, but they elude me...
