Yes, I'm looking for an agency that will write a new insurance policy on properties I purchase using the Subject To strategy.

As I understand it, many will not, and I've seen some investors say they actually take out a second policy on top of the original policy. I'm not interested in doing that.

I just purchased a 10-unit property on a very large lot. It looks like there is room for another similar-sized-and-shaped building.

Can anyone tell me what my first steps should be? Get bids on the building from local contractors, or arrange financing first?

Thanks very much Jon, and I'm glad you brought up financing - I forgot to.

I was very disappointed in the financing options that were available. I ended up with a 7-year ARM at 10.3% (even with excellent credit), 10% down, for both deals. They say there's a huge difference between 5+ unit properties and below-5 unit properties, and "they're" right.

While I'm not thrilled with the financing, I was very happy with the efforts of John Travis at Pacific Coast Mortgage in Denver for both deals. He stayed in touch constantly and returned calls well. As you know, those are nice and sometimes hard-to-find qualities in the mortgage industry.

If I do another commercial loan (and I may have to if I build another 10-unit next to the existing 10-unit), I'll shop around quite a bit. But I did some shopping in this case, and couldn't find anything better

Well, I've officially joined the ranks of stressed out landlords!

To make things as complicated as I possibly could, I purchased my first two properties at once. I feel lucky I survived the last couple of weeks. Details:

-- One 7-unit and one 10-unit, each with 10% down
-- Each roughly 15% below appraised value
-- Total net cash flow roughly $1500 per month to start

My wife will manage the properties, and believe it or not she's having fun even with the expected early headaches. She's the detail oriented one of the marriage. We've established relationships with three handymen with good references. She's also met with the tenants, and things went well.

Both properties are low-income. While I'm aware of the negatives, the positives are worth it: First, it's much easier to find a $350 renter than a $1350 renter, and second, most of the renters are on assistance from city, which helps place people there already. That will cut down on advertising costs when there are vacancies.

The 10-unit is on a very large lot, large enough to build another 10-unit. That may be our next move. I need to find out how to finance new construction, and start taking bids. The thought of using land I already own is appealing, I'm assuming I can save a few bucks that way.

Well, I have an existing S-Corp. I'm putting my first two properties in an LLC owned by the S-Corp, and I'm putting Landlord Liability insurance on both properties.

If I could pile any more protection on top of those properties I would. I asked my CPA if I could require ownership of a secret decoder ring to get to my records, and he just rolled his eyes.

I'll take that as a "no".
