@Jenkins Ramon I'm not familiar with many other investors personally, so I'm not sure exactly which stragteies they are using. But, that said the housing stock inside the city is very old, so i'm seeing a lot of contractors at work in some of the older neighborhoods. In my neighborhood alone I've seen three properties fixed and flipped just this year.

@Andres Piedra and @Uchenna Nwokorie Are there any meetups that you attend and would recommend?

Hello everyone, my name is Chris. I'm returning to BP after an extended absence. I'm glad to see that the site is growing and thriving. I've been lurking and listening to the podcasts and watching the youtube videos for the last few months so I finally pulled the trigger to join the site and say hi. The community here is excellent, so much useful information and so many helpful people.

I'm excited to finally get started investing in real estate in my area. Over the years I've bought lots of books, courses, and was totally turned off a few years ago by the hard sell that was presented to me and others at a local REIA "bootcamp".

But now I'm back in the game and totally ready to get started wholesaling. Listening to the podcast has reinforced to me, that its not good enough to just have a goal. One must have a plan. I've been working on a business and marketing plan and I'm just about ready to get going.

The housing market around here is really heating up. New people are moving here everyday. I have extensive knowledge of the city neighborhoods and most suburbs inside the beltway in PG and Southern Montgomery County.

I'm lifelong DC resident, save for the 5 years I lived in Louisiana for college. Go Jags!!!
