I gotta say I just love the BP Community. Thank you all for your feedback. It's great to see different perspectives to situations we face. I am a Realtor and looking to leverage those clients seeking Property Management. This feedback will help me assess if it is something I want to take on. Thanks again.

If someone wants you to manage a couple of their properties, is it legal to do this as a Florida Realtor?

As a new licensed realtor in Miami I'm looking to see which brokers part time Realtors are working for?

I bought an SFR by dealing with the listing agent directly. I had no problems and I feel it gave me an edge to having her accept my contract offer. When it comes to negotiating found that you have a little leverage by having the listing agent represent you to sell. For the same reasons mentioned above that realtor makes full commision in turn giving you a discount by providing "realtor credit" to the buyer. Being transparent to the listing realtor and presenting to them that you are willing to have them represent you so that they can get their full commision might just give you an edge to locking up the contract offer. ;)

Great forum posts on here. @Nat Chan has been on to something with her Overtown outlook.  Yes it's been a terrible area for a long time but with the new Miami World Center going up blocks from Historic Overtown we will see the outer areas demo'd and rebuilt. I'm sure it still won't be for several years down the road but since she's thinking long term I'm sure she'll find some steals. Take a look at "The Beacon" already built plus there's new projects already going up by the Historic Lyric Theatre.

Hello all,

I'm researching to get started in the REI market in Miami. Is it possible to visit some of the county public auctions to see how it works? Or is it exclusively for those that put deposit cashier's checks only?
