Post: Grant Cardone's idea of "Never buy just one door"

Good day all,

I have been educating myself to exhaustion lately about Real Estate, mainly reading, listening and watching Grant Cardone. One of his biggest statements is he is 100% against buying just 1 door. His reasoning is that its too big of a headache for the return. Any feedback would be appreciated.

As a GC myself I would agree with most of the posts as to pay for the material and possibly a small mobilization fee. Other than that I would assume he has mechanic lien rights if you do not pay him. Does Michigan carry those laws? That’s how contractors are protected.

Good day all,

My wife and I attended the Scott Yancey workshop this past weekend and no we did not pay the ridiculous amount of money for the mentoring. We attended the workshop for access to their "Proof of Funds" letter only to find out on Sunday that it was only for Wholesaling and you have to have a buyer prior to the deal getting funded.  

I have a few questions.

1. Is this a standard practice for lenders to require you to have a buyer already in place?

2. Is there an easier way to use hard money lenders?
