Anthony Gayden Hi Anthony, I'm an investor from San Diego looking to move into multi family investing in Tucson. I read some feed you, and you look as if you're actively partaking in the investing I so hope to move into. I'm curious, if you wouldn't mind, how do you find the multi market at this point. The numbers you had mentioned on one of your 4 units seem more difficult to find now. Are there deals out there that just take more searching for, or do you think it's a tough market at the moment. Multi's in SD are skyrocketing quickly so we're getting priced out of the market. Plus cash flow is not great and that's our primary goal like you. If you have any time to lend some advice, I'd be very appreciative. Thanks so much!

David Ristau we primarily looked to City Heights for its affordability. We frankly could just afford a 4-plex there over anywhere else. Our property manager also helped to assure us the area would be easy to rent, and within a year we've raised all rents in all 4-units beyond what our property manager had projected. We quickly saw the draw for renters, and potential cash flow thru our 4-plex. So, when we shortly after saw two duplex's for sale we jumped at it. Prices are rising quickly however, and lending went from 20-25% down for investment multis, so a few changes have occurred since last year that might make it more difficult for us at this point.

Amanda S. I read the same thing about that. It is taking a while to get it moving in the right direction but how nice to know that City Heights has such great backing!

Hi Spencer, My husband and I have never built a strip mall but we do own two Franchises. We are currently in escrow on our first commercial building that we were able to find for one of our franchise locations. We looked into building but the limitations in CA were too significant. We were able to get an SBA loan which allowed us the opportunity- plus a 5% carry back from the seller towards the downpayment. The location is a free standing building and not a strip mall, which many of our locations are in, but it is close to enough strip malls that our business should do fine. There's also an existing clientele which makes things easier I must add. We do have additional rentable space which can help to cover a significant chunk of our mortgage. SBA requires that you do occupy 51% of the space as noted earlier. I'm sure the equity benefits and long term perks are great, however for a business owner, the ability to pay yourself more in rent when you have extra cash is a huge perk for us as investors. Took us 3 years to do this so congrats on getting it all started at once! Best of luck!!

Hi there, After a year or so house hacking between Long Beach and San Diego, CA my husband and I have just set down roots in downtown SD. Within the last year we purchased one 4-plex, two duplex's and finally our own little nest egg for us to live in downtown. In total we own 5 properties (4 as investments) all in San Diego and mostly within the 92105 zip. We're looking to meet like minded people in the area as we're new to San Diego and new to investment real estate. We have owned a couple of franchises within San Diego for the past 3 years and only recently moved into the area because we were focused on spending our resources on investments rather than moving ourselves. We're looking to branch out into the Tucson, Arizona market within a year to start creating cash flow while still investing in San Diego for its equity benefits. We're flying blind in some ways, and really know very few people who are hungry to retire early and are as fascinated with real estate as we are. Bigger Pockets has been such a cool place to maintain daily inspiration, and if there's anyone in the area whose of like mind we'd love to meet!
