If I do property scouting for an investor, how will I know if they close on the deal I referred to them or not? Since I'm not signing any contracts and not literally being involved with the transaction, how will I keep track of the leads that I provide?

I live in Jacksonville,Fl and am currently starting my REI career. I know that marketing and networking is essential. I've decided to start my direct mail campaign. Wholesaling is my niche, so I would like to find inheritance owners. I've searched public MLS, Craigslist, Zillow, realtor etc. How do I find these homeowners that are not listed online? Is there any public records that I could access to find them? I'm brand new to investing and I could really use the feedback. - Unique'ka

Hello and welcome to BP. I just recently joined the sight too. I am a brand new investor as well. I've been studying It for years now but am so afraid of stepping out and falling on my face. I know that nothing happens perfectly and living is learning so I'm willing to put forth effort. It helps to interact and read from the experiences of people on this forum. Also, join your local REIA. I've attended some quick start classes and their very helpful.

I'm an aspiring investor. The Jax REIA off of Century 21 offers 2 free quick start classes before you decide to pay the membership fee. I've attended 1 so far. They are on Tuesdays starting at 6. You can google their number or stop by during class time to pick up a schedule. I am considering joining due to my lack of experience. I feel that I can use the knowledge. - Unique'ka

My name is Unique'ka Anderson. I am from Jacksonville, Florida. I don't have any experience in this field but I've been studying about it online for about 3 years now. I've been to a few REIA meetings and I'm in the process of taking Real Estate college courses. I don't want to be an agent but I do feel like I can use the extra knowledge. Wholesaling is how I would like to start out. In the future, I would like to rent out properties. I'm open to all advice and information from others in this field.
