balloons and large cardboard signs are not very expensive at all...when you come from poverty...you get REAL creative....when I am selling it will look like the Macy's day parade on the nearest major road...Old school stuff....They will come in flocks....old school says ther is results in numbers......

purchase for 195k ...conventional 2 yr arm at 10%.... 20k in repairs....ARV is 260k ...I am a residential contractor so I will be doing the work.....appraised at 250 now....probably 280 to 300 after repairs depending on my detail input.

I keep hearing about approaching sellers and asking the proper questions. Can someone please tell me exactly what these questions are or where to find them. I am in contract now on my first flip. ( not first house purchase) but I found this deal through a realtor. There were a few questions about the property, but that was it. I am already looking for my next deal and would like to find distressed sellers...kinda know how to go about that but not exactly sure what to ask them once I find them. Common sense would be WHY are you selling...but what else do I need to know....offer a purchase price....if accepted, great. if not move on...seems pretty simple...what am I missing??

Buying for 195.0 ...5.0 closing costs.......20.0 for repairs....in property for 220.0 ...fast sell @ 260.0 .........40.0 profit....foresee any problems???

I cannot believe I just read this about wholesaleing ...I an under contract for a 4br 1.5 ba. home in Toms River, NJ. It is well out of attorney review I was told by a mortgage rep that I met on this site ( no offence to the site) that he could get me 100 % financing...well to make a long story more boring he could not and was fired by his company...Just fri the office manager took over my file and I was told yesterday that my credit score was too low and he could only get me 90% LTV. Of coarse I do not have the 10% and there are several other prospective buyers in line for this property. My contract reads 210K with 15K back at closing. ( 15k for closing costs and repairs) This house is a great buy for the 195K price. It wll appraise for 230K in its condition and with repairs would sell easily for 260K. I am a contractor and estimate the repairs at 15K. Not sure how to go about wholesaleing this property and my commitment date is in 7 days. If anyone has a idea for a positive outcome for this situation I am in please call or e mail or post. Thank You. Chip.

why is it that we are always asked for credit card info...doesn't any one ever just simply help out people trying to break into investing without asking for money...i can easily find sites to enter my cc # for "training" wish there were REAL estate people out there

Well actually it would depend on the job. To do an 500 plus sq ft addition, then yes....to change out a few windows, then probably not. Thanks for the post. Chip
