Frank uses VAs and is in North Atlanta.

Are you a member of The North Metro REIA?

Yes, as a matter of fact, I recently attended a REIA meeting where Frank discussed the benefits of using a VA. Maybe I'll reach out to him with this question directly.

Hello BP,

I am in the process of using looking for a VA to assist with my business and one of the activities I will need from them is to make outbound calls for me. For those of you who use or have used VA's for this purpose; what technologies are they using to make these outbound calls? I know that Skype is one option but are there others as well?

What is the offer a cash buyer or a financed buyer??

You mentioned it hasn't closed yet. I don't count anything until it closes.

In an area that is transitioning  are you worried about re-vandalism before the closing occurring affecting your final projection numbers??

The rehab does look great.

It is a financed buyer and I haven't counted by chickens yet!  The selling Agent feels strong about his Buyer and we've made it through the inspection and appraisal phase, so my fingers are crossed.  I've also received 3-4 additional inquiries from realtors with clients wanting to submit a back-up or be notified if the original doesn't close, so I feel good about the marketability.  In fact, I may have underpriced it!

I have less worry about vandalism now since the electricity is on, the alarm system is armed, we have window treatments, etc.  We also took other measures for security purposes - I ordered about six dummy video cameras that take a battery so a little red light constant blinks and No Trespassing Signs, Property Under Surveillance signs and installed them on and around the house on Day 1.  The cameras are about $7.00/each on Amazon, and another couple of bucks for the signs.   We also made it a point to talk to the neighbors and let them know we were interested in cleaning up the neighborhood, could they keep an eye out on the house for us, and also we'd be glad to know of any other eyesores like this that are dragging down your property rates where the owners might want to sell.

Wow! Awesome job! Thanks for sharing your experience, the ups and the downs.  Cheers to you and Tom and I hope you guys make it to closing soon! I love the "security" plan you laid out too!
