I recently had to replace my HVAC system because it was red-tagged. While I think I might have paid slightly above the average price, I’m happy with the installation and impressed with how quickly the installers resolved the issue. However, I noticed that as a Costco member, they also offer HVAC services, including the same product line (Lennox), along with a 10% Costco Shop Card if you go through them.

Has anyone here used Costco for their HVAC needs? If so, how was your experience? Were the installers skilled and professional? How did the price compare to other options? And how does the 10% Shop Card work—was it worth it overall? Looking forward to hearing your insights!

 Do you think this might be your area? I imagine cost of labor might be a little bit cheaper in Idaho compared to Connecticut as we ended up paying 10k for gas furnace and 5k for AC with 10 yr warranty for Lennox product.

 Seems to be we are on the same page, the unit is 1395sqft and the gas furnace quote was about 10k for us as well.

 We ended up replacing the AC unit as well as the heating/gas furnace for 15k in total with TMS. If I ended up getting only the gas furnace, it was going to be 10k but both the gas furnace and AC were 18+yrs old and at the end of their life cycle. Did I get screwed you think?

I contacted as many companies as possible to get a quote to compare prices for new gas furnaces. I am looking for pricing information from the BP community on how much should I expect to pay for replacement and installation of a new gas furnace. Ballpark would work.

Hello all, 

I am very close on closing on my first property. It is a 3 unit apartment with 2 units already being occupied. As the current tenants been there for some times, deposits as well as the rents seems to be lower than what the market suggests. The tenants are paying 150 dollars less per month then an average 2 bed 1 bath apartment rents out. What is the best way of smoothing the transition and aigning a new lease with increased deposits and rents? I do not want to be cruel and want to give heads up for a future time period. 

Another item is, my logic at purchasing this property was to spend less than what I am paying for my current living expenses and it is about there. If my calculations are correct, I will be paying about the same with the current rents in place. The issue becomes if I leave, the proerty doesn’t generate positive cashflow. I am looking at a very low positive cash flow given I have 5% down on a seller’s market and still higher than usual interest rates. What are some things I can do other than increasing rent outrageously.

Last item is, I am finacing this property with 5% conventional loan. I opted out of 3.5% FHA. What are some usual steps the house hacking community takes to start building a portfolio after the first one is successful? As I mentioned, as the house will not be generating positive cashhflow when I am in it, I will be saving for downpayment on my W-2 income.
