I don't have a problem driving at all, its just a unfamiliar area thats why I asked if it would be wise to bring in a realtor from that area? I live outside Atlantic city clear across state. We took the deal because well its a great a deal. Our goal is to get it sold as quickly as possible and already we have made two trips to put up bandit signs and check out the property. I have since made an appointment with a potential buyer to see the property next week. Honestly ill drive ten more times to get the deal done I just don't want to drive around wasting time when I could be potentially investing it into productive deals
The closest REIA club is in Trenton so I have no idea if that would be helpful to my local area or the Salem property. What do think would it be helpful to go to REIA meetings in Trenton

I think with Freedomsoft its a tool that can be greatly helpful and some people may not like it and others might love it. The software is still a baby at less then 2 years old and has a long way to go. Overall I am really happy with Freedomsoft but if theres anything better Id be happy to try it out or take any suggestions for better software.

Thanks Maestro, Is there anything you would suggest to getting MLS access from your agent without them telling you to go pound dirt. Most people have said its illegal or against their policy to give out their login ID.
Either way I'm gonna have to ask my buddy if he can set me up with his login ID, I just don't want him feeling like I want his access that he has spent his time and money getting the license.

Thank you so much for responding guys you have cleared up a lot that was on my mind.
1. If I brought in an Agent to the team (my friend who does part time RE) should he specialize in REO's or foreclosures?
2.How do I get access to MLS from a realtor- Ive read about this but no one is specific in what am I really getting from them...Are they sending me emails with my criteria or are they giving me their login ID to search for listings? its all to vague
3. Is there a way that I can get access without getting a license? ( NOT using Zillow, Realtor.com, and Realtytrac)
$. What would be the value on this access $100-1000 a month? I have no idea.

The property is in Salem City NJ. Its paid off free and clear. as far as I know there is no local REI clubs unless I drive to Trenton which is pretty much too far away. MY thought was to find some realtors in Salem to bring in a buyer and give them 10% of our profit? Thanks for all the post guys so far they have been really helpful.

Ive tried to find information on this topic and only found partial answers. So I'd like to start a new thread combining all the uses of a real estate agent and how to structure deals using their contacts and expertise.

1. How do you pay a realtor, (flat rate, percentage, commission)?
2. How would I pay them If they bring in the Buyer or Seller?
3. What type of deals can an agent help with (Probates, Wholesale, Divorced, etc)?
4. Can I outsource a property to an agent to get the deal done & how does it work?
5. If a seller had a property listed on MLS then pulled it but still has a month left on the agents listing contract, could I still close a deal without the agent being involved?
If you guys could help break this down or help me gather this info for everyone on Bigger pockets that would be stellar.

NO its not listed with the MLS although I used freedomsoft to syndicate and it claimed that it was successfully posted on Zillow and trulia plus the HTML freedomsoft generated was placed in craigslist but I never could actually find it so I wrote up about 5 more ads and placed them in craigslist. Should I put them in ZIllow and Trulia? I don't have access to the MLS but I could possibly have a friend list it whom is a agent part time.
