Dear David,

One doesn't even have to go as far as drafting up the plans. If you manage to purchase agricultural land and apply for residential rights the value of the land will significantly increase as soon as it is re-alocated.

One should look into the rezoning laws and ethics of the specific country one is looking to invest in as each country has different rules and regulations. Get an expert from the specific country to assist, their are many companies (especially in europe) the specialise in land banking and the rezoning of land.

HI There

I work for a company that specializes in UK land investments and therefor have done alot of research on the housing market in the UK. In short: the growth of existing property prices seem to be slowing down, however there is a housing crisis and they need to build around 3mil homes by 2020, therefor land banking seems to be the way to go!

John is right, one has to certainly do due diligence before purchasing raw land. Go with a company that provides a full solution!

Personally i think that land is a great investment at the moment, I work for a reputable company that facilitates the purchase of undevelped UK land and then takes it through the nececery steps. Investors are looking at great returns, and in Pounds at that!

But I agree, do your homework and be sure who you are dealing with!

Thanks for the warm welcome. Yes (biggerpro) I live in SA and invest and help others invest in UK land. It makes sence for South Africans to invest in a stronger currency in a safe vehicle like property.
