 Why can't you answer the question here? I'd also want to know the answer :)

In a few of the recent posts that I came across, there is a recurring pattern that I have observed. It seems that good deals on MLS are few and far between. On the podcast, I've heard numerous times the term 'acquisition specialist'. So here's my question: how do you find your best deals, and how did you arrive at this method?

There's no mortgage in cash payment, is there?

@Erik W.:

I love that you use it as a relative measurement, not an absolute one. This is very helpful, thanks!

@James Hamling:

Nevertheless, the fictitious numbers that I brought up were merely an example to illustrate the fallacy of using a rule of thumb, such as the 1% rule.

Thank you.

@Joe Cassandra:

Bottom-line ---> it's impossible if you look on market...

How did you go about seeking out a deal like that? Or perhaps it was a rare opportunity that you knew was so good you couldn't pass on it?

@Joshua Knapp Same here, I spend hours everyday scavenging for deals. I begin to wonder if they are VERY rare or you need someone local to connect you with the opportunities before they hit MLS.

Post: Connections in Portland/Seattle area

Hi there,

I will be visiting Portland and Seattle areas on Labor Day weekend. I want to get to know the area better and compare what I imagine with what I observe. If you're in RE and would like to connect, shoot me a message, I'd love to learn about your experiences.

My entry strategy will be either flipping to gain more capital for future investments, BRRRR, and houae hacking.

Cheers, Lukasz

@Joshua Knapp ah... exactly. I was wary about the use of absolutes.
