Started a rehab here in Durham and unfortunately my project manager got sick and now I’m unable to get in contact with him. I have a two bedroom addition unfinished and now have a property sitting vacant. We need some assistance moving forward or some great insight

What’s the best approach when you find what looks to be an abandoned/ unoccupied property, and you want to ask if their interested in selling. I looked at the county records, the owner of record has the same address as the property that looks abandoned.

Hello bigger pockets family I am coming to you because I am confused with putting a deal together.I am having a big dilemma in how to approach this property. I found a property that I like that needs an extensive rehab. I have never done A rehab,  but I am willing to take on this challenge.The property I can purchase for 50 K however that would deplete all of my cash and will probably take that much to rehab. After repair value for this property is anywhere from 100 K to 170k in this particular area however this property would not appraise for that value at this time. For a buy and hold investor, what is the best approach with this property? I am doing my due diligence and making sure that all of the numbers fit and making sure that the cash flow meets all of my criteria. My dilemma is how do I approach purchasing this property without depleting my cash reserves.Somebody help me out,  point me in the right direction. I’m in Raleigh Durham area wanting to invest. Look forward to hearing from someone.

I did a follow up with a motivated seller of a vacant property.  The comps for the property weren't comps but I  found some recently sold in this area. Property currently has  two lots being sold together 0.84 and 0.34. Zillow and Redfin has great estimates.. NEED ADVISE!!!!

I'm thinking postcards will be less expensive to test this specific area.  I like Tim's thought of hand writing but that's timely. I'm thinking am automated program of some kind.

Hello BP community REI newbie here, I first want to say bigger pockets is awesome, I'm learning a lot.

My question is on analizing  properties, I havent learned how to do this yet. I understand comparing comps but without that and just looking at a property how do you determine if its a good deal?

My situation is this, In my area my subdivision we have $250-$400.000 homes. Right at the end of the division not in the division there is a house that has been vacant for about 2yrs. The house sold for $96 in 2006 built in 1972.  For Sale in 2012 for 109,900, listed for $84,000 1/7/13. $74,000 3/14/13, $69,000-9/16/13. The price keeps changing the listing cost. Currently listed at $81,000 9/29/14. It seems like something good, not in the position to purchse my self, wondering how to proceed.
