Hey Guys!

Just wanted to begin by saying thank you very much in advance and that any help is appreciated. Taking action is something I can do, I'm just trying to minimize my mistakes and to look for some guidance.

I know time is more important than money and I'm not one of those people who expects things for free. I run an online marketing company (mainly for ecommerce) but I've been doing online marketing for over 8 years. 

So here we go ->

My Goal: I'm trying to find the best way to start commercial investing in my current situation. Basically, I'm trying to find the best/easiest way in with the least money down and the ability to build a system for growth.

My situation: I run an online marketing company and our lease is expiring in a month.

My initial thoughts (these might be dumb because I don't even know if it's allowed or if it makes sense) -> 

1)Buy through my current company using an SBA Loan 504 loan. Create a new LLC in future and sell the business property to this new LLC (I don't even know if this is possible). I'm assuming the new LLC will need to have history before a bank will loan them but would they be able to just look at all my personal history, add in some collateral and take the whole picture into account?

2)Buy through my current company using an SBA Loan 504 loan. Sell it to me personally and move it to an LLC after. Is this even allowed under the 504 loan rules? Does this even make sense for taxes?

3)Start the regular way which is to just buy it personally (which makes it harder), move it into LLC and try to grow a system.

Hey Guys!

If I go through seller financing with a 5 year balloon payment, does anybody with experience know how hard it will be to refinance out? I know there is an unlimited number of variables based on the individual person but if this was on a property by property basis, what do they look at?

Hey Guys,

I'm a newbie to seller/owner financing and was wondering if you can help me figure out exactly what I'm in for.

I'm in talks with some guy where he said the property is about $300,000 and he has $50,000 equity in it.  I can do the sale with owner financing with the terms below:

$1000 earnest money

$4000 binder agreement deposit

$25000 at closing

then you assume the monthly payments[about $1770 ..this includes mortgage,insurance and taxes] and responsibilities . 5 years to balloon payment [payoff].

My question is this:

1)The above 30k(closing,binder,earnest) all goes towards the owner and basically disappears correct?

2)Does this also mean I gained about 20k on the sale? 50k in the house, 30k paid out.

3)The monthly payment goes towards the mortgage  the owner has on the house. Can I refinance this before the 5 year balloon or is this something I have to strike up with the owner?

4)Am I missing anything that I should be pointing out?

Hey All,

I'm trying to make the most bang for my buck and I'm perplexed as to which one I should start with first.

FHA 203K (Multi family rehab loan, I believe 3% down)

Homepath rehab (I believe 10% down)

Traditional foreclosure(20% down if investor property)

I'm trying to get the best possible income stream and I probably shouldn't get pre-approved for all 3 loans correct?

My choice would be FHA 203, Homepath, then foreclosure - is that what you would decide on?

@shaun reily - is there signup/fee to go to justin's in Woburn?

@Aaron - both. I own 1 property that I rent out for which nets me about $850-$900. I rent a room with my friend and I only pay $300 for everything included so at the end, I'm making about $500.
