Thanks so much for your comments. It's been a year now since I asked these questions, and I have grown a lot in the real estate space. 

I eventually rented the whole house (minus the master) out as a furnished rental. There seems to be a huge demand in my location for insurance companies looking to place families displaced from a fire.

However, I bought another home that has a legal in-law/ADU suite, and rent out the main house. That's much better for me, as it's smaller and private. I have access to my own kitchenette with a portable stove, washer and dryer and private entrance, while still renting out the main house. I also travel a lot, so sometimes I rent out the in-law suite to traveling nurses or folks relocating who need a temporary place to stay.

Thank you so much Ashley! I was also considering airbnbing but with all the cost to buy furnitures, I am still trying to figure out if it will be worth it. 

I would love any insights on how folks determine whether to Airbnb or rent. My house has an hoa that restricts short term but allows for 30+  days. 

I am thinking to buy another primary residence but this time one with an in law suite so I can live in it. Would the family change make a difference to be able to qualify for another primary residence.

I signed a purchase contract over 9 months ago to purchase a new construction single family home. At the time, I hoped to have my mom stay with me. I am single and not married or with kids. The house was delayed in construction and during that time a lot of changes happened. We had a new born in the family! My mom needs to stay closer to family on the east coast to help with raising my niece and she would not be close to me. 

Can I downscale and rent the house? I just closed a month ago. I plan to tell my mortgage lender but wondering if a change in the family needs will help.

I think adding a kitchenette to my garage might work best for my situation. Are there typically any laws around having a stove in the garage? I am thinking a portable induction cooktop could be best as its' much safer cooking in rooms. 

There's not a huge backyard, adding an ADU would not be doable. The backyard has one entrance as well that leads to the great room and from there bedroom 4.

Hi all, 

I'm new to Bigger Pockets. I just recently purchased a new house in Sacramento (Natomas area) with 4 bedrooms and 3.5 bath 2300 square feet. I am currently unmarried and I don't feel comfortable living in a huge house on my own, so I have been considering renting. I came to Bigger Pockets to learn more about the best way to rent a single-family home while living in it. I prefer having privacy in general, so some of the options I have explored has maximum privacy given the situation. I had a few options: 

- Rent out the top floor which has 3 bedrooms and 2 baths including an owner's suite, and live on the first floor with kitchen access and a bedroom and bath, and create a blind/curtain to separate the hallway where the first floor living area begins. Downsides: no kitchen access for tenant. There's a loft upstairs that can be used as a living room and I can add a microwave and fridge to the laundry room, and the entrance would need to be shared between myself and the tenant.

- Rent out the entire kitchen, living room and upstairs and I live just in the bedroom and garage. Convert garage to a kitchen of some sorts that I can use, also add another laundry downstairs. This gives the tenant kitchen access as well, but we would still need to share an entrance as there's no way else to enter the first floor room from the garage, but from the living room. 

I can also airbnb each room, but that would be likely time consuming.
Does anyone rent out the rest of their home while living there? Is there a market for this type of living situation in the Sacramento region? What would be an ideal demographic for this situation (student, family etc). Any other tips to make this work?
