Greetings, Bigger Pockets Community,

As an avid real estate investor and a proud supporter of my fiancé, a dedicated real estate agent, I’m thrilled to share an exceptional investment opportunity that has recently come to our attention. We have identified an off-market, turnkey duplex in a sought-after B-class area, presenting a golden opportunity for house hackers and investors alike.

Property Highlights:
This duplex stands out as a prime investment for those eager to embark on or expand their real estate journey, especially through house hacking. Based on my own successful experience with house hacking a duplex in the same neighborhood, I can attest to the lucrative potential and tenant appeal of this location.

Location Benefits:

Proximity to Downtown: Offers the convenience and allure of downtown living, without the hustle and bustle.

  • Near the Bottleworks District: A vibrant and growing area known for its diverse dining, entertainment, and shopping venues.

  • Adjacent to the New IU Med School Center: Making it highly attractive for medical professionals and students seeking quality accommodation near the campus.

A Veteran-Friendly Investment:
As a veteran who has navigated the ins and outs of using VA loans for real estate investment, I see tremendous value in this duplex for fellow veterans. It's an excellent opportunity to utilize a VA loan strategically, and my wife has extensive experience in facilitating such transactions smoothly and efficiently.

Why Seize This Opportunity?

  • Off-Market Accessibility: Tap into a property not listed on mainstream platforms, offering a unique investment before it hits the wider market.

  • Turnkey Readiness: The duplex is in stellar condition, ready for immediate occupancy, which means minimal initial effort and faster returns on your investment.

  • Expert Guidance: Benefit from our combined expertise. While I bring firsthand investor experience and insight, especially in house hacking within this neighborhood, my wife offers professional representation and a deep understanding of leveraging real estate transactions for maximum benefit.

We are on the lookout to connect this incredible property with the right investor. If you're interested in learning more about this off-market duplex and how it might align with your investment goals, please don’t hesitate to reach out. My wife and I are eager to assist you in exploring this opportunity further and discuss how we can support your journey towards successful real estate investment.

Best Regards,

Ty Tucker and Kennedy Theetge, Real Estate Agent @properties

Quote from @Jeff Schemmel:

I wouldn't see this as a deal unless there was explicit agreement in the purchase agreement that the seller would non renew the tenant, clean the unit to your expectation, and the unit will be vacant on your closing date.  I especially wouldn't see this as a deal if I didn't have to cash to deal with the problem myself.  I don't know many people who would want to inherit a tenant like that even if they did have the cash to take the risk.

In any case where I write a purchase agreement for an owner-occupant client, I always (always always) make sure that the purchase agreement says the unit must be vacant and free of owner and tenant belongings.  If the seller sees that as a problem, or takes another offer as a result, it is what it is because you as the buyer need to be protected from risks like this.

The residents lease ended and the tenant is month to month. Just needs to be served a 30 day notice.. I just could see this going the wrong way based on their record... The deal is a great house hack w/ a va loan in an awesome location that a B+ area and very desirable.. I'm excited to live there.

Using a VA loan so no money down and will exceed the 1% rule when I move out. Seller agree'd to do all repairs and I will really enjoy living there. Only downside is the tenant.

I have no clue at the moment. Have some pending quotes for junk removal and need to reach out to a real estate attorney to figure that out. Hopefully it doesn't come to that but agree I need to be prepared for that.

Tenants lease has ended and is month to month. They're rent is half of market rent. No chance I would ever allow someone to have 6 cats. Them staying is not an option in my eyes. The tenant also has a pretty long record including an eviction a few years ago and a bankruptcy within the last year.

I am seeking advice from more experienced investors in regards to what to do in my current situation with inheriting a bad tenant. I am under contract to purchase a duplex to house hack. The seller does not want to give the current tenant a notice to vacate until the deal closes due to the amount of deals that have been falling through, which I understand. However, the tenant has completely wrecked the unit they occupy. Multiple cats and a dog that are all pooping and peeing everywhere inside. It was disgusting. The gnats were really bad also. There was junk and clutter everywhere. I would like to close on the property with that unit vacant and deep cleaned. The seller has a soft spot for the tenant because she is a single mom with 3 teenage boys. I do not want to close on this property and then immediately go to court. I do not have a large amount of cash reserves either, so it is quite risky. The property is in an amazing location and the numbers are great though. Besides the tenant situation, the seller has agreed to pretty much everything and is doing a lot of repairs to the property, some that aren't even needed.

All advice is appreciated, thank you!
