Hi, my military tenant is ending their lease under the SCRA. Do I need to give the tenant any documentations? If so which ones? Thank you

Hey BP, I've have a hard money lender that I found that will give me the typical hard money loan: 80% purchase price, 100% rehab, 8% interest only for 12 months, etc. And they require an LLC. Which I have but I've been hesitant to purchase a property through this LLC because when I go to refi with banks, the banks want me to have it in my personal name. Only this hard money lender says that I won't need to refinance through the bank but that I can do a cash-out refinance through their same company into a conventional 30 year mortgage with rates at about 4%.

This is the first time I’ve heard this from a hard money lender that you can refinance through them. Maybe I’ve been asking the wrong questions but has anyone else experienced this, is this normal, unusual, or am I just late to the party?

Hey so my first property is completed!!! I’m in the process right now of finding a renter. My loan is through a hard money lender that I’m planning to refinance. I was wondering though, should I get a renter in first or should i get the refinance done now so the appraisal can be done in a nice empty clean house without a tenant living there? Thanks in advance!

I was driving for dollars today and I found a great looking brick house that was boarded up in a great neighborhood. How can I find out who owns it now and who to contact?

Thanks a lot @Jaysen Medhurst and I said refinance into my name because I know you can take the property out of your name and place it into a LLC. So I wasn't sure if you could do it the opposite way.

Most of the hard money lenders I've connected only lend to entities. So should I get an LLC even though I plan on refinancing with a bank(That I've heard will not lend to entities) or is it not a problem. And what about this "due on sale" clause mean. Lastly if needed could I transfer my LLC into my own name when I refinance. Thanks!
