Stumbled on a seemingly motivated seller but he instead offers to sell his land. First off, I'm new to wholesaling in general and this happen. Just started some light research but does anybody have any experience with this. Dig in a little and he's just an older guy whose son has since moved out therefore he alone. Made an appointment for this weekend to meet with him Guy has 14 acres, asking price is $500k but looking at loopnet doesnt seem to farfetched. Any ideas?

I definitely know what you mean. I'm currently looking outside of Austin but this area is growing fast too. But they're building new houses as fast af people are selling older homes. Gotta be a pocket of opportunity somewhere in the middle. There are alot of high dollar tax delinquency also from the higher priced communities.

Just starting out and I have my list but I just wanted to see what others call to deal ratio look like. I have my county tax delinquent list and it's easily over 20k before I screen the numbers. I know these things can vary based sheer luck and pure persistence so I thought I would ask to poll the audience.

Called the owner today and he hung up on me. Toured the house again and it looks like someone is still living there. Crazy. 3 years backed taxes. I think I'll hit him up again later and keep it moving for now.

Got it. I found the owner's number in the white pages. Crazy. The names were on the tax delinquency list. I'll call tomorrow but you think I should find out about a title search company and buyer before hand?

First off, I'm completely new to wholesaling and for the past 2 weeks I've been eating and sleeping real estate from reading the education section of BP, listening to podcasts, reading books, and watching vlogs. 

I found the preforeclosure list and tax delinquency list in my county and have been studying them for a couple days now. So today, while coming back from going out with the family, I decided to test my delinquency list out and look at a property on the list. Sure enough, we drove by and the place looked abandoned and showed all the signs I've read about and heard. Its a nice house in a very nice neighborhood, might I add.

Since this is my first time seeing this and I haven't had a chance to build a buyers' list, get a title company, or find a good real estate attorney to check the buyer/seller agreement I'm like a deer in the headlights. 

Any help right now would be much appreciated. Has anyone been in this situation before? What should I do first..second..third..LOL

Here are the numbers I have so far. 

Tax list shows its has back property taxes since 2016 (as far as I went back) for $17,745.66

Market value per Landglide shows $231,905

-Also shows the house was purchased in 2016

-Did a comp search and shows the house could be worth 303,000
