I'm looking into buying a 3flat building in the Chicago area but the building needs rewiring and updated plumbing so my question is does anyone have an estimate for each individual issue? It doesn't have to be accurate but somewhere in the ballpark all advice is appreciated thanks

I would estimate somewhere in the neighborhood of 20K each.

Hey thanks I really appreciate the advice I was receiving some scary numbers from an local agent

Typically your looking at $40-45k for a typical 3 flat in Chicago for plumbing & electric. Understand that by doing that, the city may require additional repairs to the structure if they see anything out of code. That's a good ballpark. Keep in mind you will likely need to open a few interior walls to pull it off. You will need permits for sure and mechanical drawings. That number doesn't include finishes which can be all over the board depending on what you do. Also you may be required to upgrade the water service in it is less than a 1" main or is found to be lead. Good luck!

Hey thanks a lot that was very helpful I was getting very bad advice from an agent saying he knew for sure it was going to cost over 100k scared me away from the project thanks again

The problem with aluminum wire is when it heats up the wire expands and contracts so over time it works its way free and touches something to start a fire. The solution is using special wire nuts rated for aluminum wire and pig tail with copper wires. Tell your electrician that and if he says you need to rewire the house he's trying to make money off of you. Unless it's a state law or something up there.

Hey thanks a ton I'll check into it @Leo Lanza
