Gurus always say you know it takes little to no money to start flipping homes. Once I've got in the field these hard money lenders are asking for so much skin in the game and these costs are ridiculous. I'm starting to reevaluate my choices . Can someone tell me how much money i should have in my bank account before i start flipping homes because 10 grand isn't going to do it . Thanks comments are accepted .

When wholesaling contracts can you still go through a realtor to get to the owner or you have to rule out the realtor and find deals that are for sale by owner ?

Who picks the title company buyer or seller and for the wholesalers who do I give my contracts too the investor or the title company themselves ?

Do I need a lawyer to draw up a purchase and sale agreement ? Or Can I use a template off the internet ?

Does it matter which city you flip in if its good deals ? Also I'm from New York and sometimes properties sit for 100-200 days I don't want that at all I'm trying to flip in 30-45 days. What areas are other people flipping in and are getting it flipped pretty quick ?
