Quote from @Tim Herman:

@Ty’Quan Airline Don't have enough money for closing costs. No dp need 20-25%. Interest will amortize over 20-25 years variable. Absurdly low taxes. More like $1200-1500 per month. Not enough info to see if your variable costs make sense. Have you run repair and capex budgets? Vacancy of 3% is your tenant staying for 33 1/3 months. Banks will underwrite at 5%. No utilities or grounds keeping.

Thank you for the input I don’t know what I’m doing yet with the calculator I’m trying to learn how to use the tool.

There’s a duplex I’m looking at and at 18 unit deal but I think I completely ran the numbers wrong on them. I was wonder if anyone had time to help me learn how to use the calculator correctly so I can see if either is a good deal. I can provide more details if anyone has some time.

I recently keep seeing adds for Beeline Investing, so I wanted to know have anyone actually used or tried to use this company and how was the experience. Also if the company is not only legit or not but worth a second look into.

I’ve been listening to everything real estate for about 2 months for up to 10 hours a day. So I can get comfortable with the idea of what the start pf my real estate journey could look like in the next 5 month. I would love to take with more expensed members of the community to further my knowledge. And hear about everyone’s journey from start to where they are today.
