Hi,

So I recently sold my first real estate investment and made a nice profit. I am looking into possibly purchasing a small apartment building (5-8 units) in the West New York, NJ area. A lot of the rent rolls I have seen have some tenants at very very low rents. Based on this I am assuming there is some level of rent control in the town. Is there anyone who can provide some information on this and how it works? I tried reading the town codes myself, but it is difficult to translate it to simple terms. Just looking to see what the laws are and what exactly stops you from just letting a lease expire and getting a new tenant in. Any information is appreciated.

Hey, 

I am a new investor in New Jersey, I am hoping to meet a mentor who performs fix and flips throughout the tri state area (mostly nj though). I personally want to learn about the actual rehab process, a mentor who does a lot of his own construction would be ideal.

The benefit of helping me out is that I do have the money to get into real estate investing so, if i learn with you there is serious potential for a partnership soon if both of our ideas line up. Additionally, while learning under you I would help do rehab work for free. Let me know if anyone hunks this sounds interesting.

Hello, I recently saw a property for auction and I was wondering if someone with experience buying through auction websites could give me a little bit of info on what they look for. The property was in a great area, a great price, and I drove by it and it looked fairly nice. However I don't really feel comfortable bidding on something I can't go look at first. Just curious if anyone out there has a method for using auction sites or if it is more buy and hope for the best, but expect the worse going in. Thanks
