I have a question regarding renters credit checks.

Property at C+ location, a potential renters screening reports came back with a bad credit score (494), 3 collections accounts, 200+% credit used, not very good employment history. But her fiancee got a OK employment history with total income exceed three times the rent, but poor credit score (575), 2 collections accounts, 60+% credit used, total debt 160k (including a 95k FHA real estate loan that open on May 2017), and told me they are ok with more security deposit.

Should I stay away or maybe consider them ? 

Does all applicant and co-applicants need to have a good credit score?

Why people with FHA mortgage still looking for place to rent, and what is he up to? Need some advice .

Hello everyone,

I have a 2 bed, 1 bath home in Oklahoma city  and trying to rent out. Is there any law that limits the number of occupants based on the sq.ft or number of bedrooms? Where can I find it? Thanks for all your help.

Please help me, new to this. My credit score around 800 ++ and got a 5.75% interest rate for 30 years fixed rate conventional loan. Is this sound good or bad? because i thought it going to be around 5%. Thank you all.

Hello all, I'm into a rental properties and just got a LLC that taxed as S-Corp. So is that mean/refer to as "LLC" or as "S-Corp"?

After reading through posts about business entity, and all saying "S-corp is indeed a bad idea for rentals" I think I made a mistake on my legal entity for rentals. Can someone please walk me through on this, will talk to my lawyer next week, just like to know more and make things clear. Thanks.
