Hey all, I purchased a long term rental in Houston. Is there an energy company (electrical and Gas) that will do roll overs? Meaning, automatically turn on power when a tenant leaves...Or, is this to difficult with multiple power options. My local market only has one power company so I'm wondering how people systemize this...

I have a fully rebuilt 3/2 in oceanside close to the ocean with all utilities run to the back yard (ready for an ADU and JADU if you want). I have a 2.99% 30 year fixed I would do a lease option or mortgage wrap with for someone with a $480K down payment. Could also potentially get a 2nd behind the first at 2.99%. I think you can do a wrap (AITD) instead. Use a 3rd party mortgage servicer giving access to all parties and alerting Seller (Borrower) if payment is not paid by the 5th. The payment goes direct to lender thus avoiding Seller not paying lien. Set up alerts with the county recorder, get title lock, and title insurance. Lots of ways to secure everyone and set up notifications. Seller Financing Addendum and disclosures where all parties know who is responsible if lender calls due. Lots of ways to minimize that. 

I think it's silly to put a one size fits all "something is always bad" tag on something. There are certainly times when sub to works and variations (Like a wrap) that work well too, with informed consent where all parties benefit.

@Richard Scherf how is the calendar feature with OneFTop? My current issue is syncing my bookings (calendar) with my clients/homeowners calendar. Looking for automation here I’m no getting from VRBO...
