Thanks for all the great info guys! It is much appreciated! I will certainly try putting these strategies to use, search for the records myself, assuming they are not easily available for a price, and start trying to get some leads.  It is good to know the extent of competition that I am up against as well as doing my best to respect the sellers in their time of distress.  Thanks again! Very inspiring to see all the helpful people here in the BP community.

@Tim Priebe The employee I spoke with was from the Arapahoe County Clerk and Recorders office.  He seemed like he knew what was going on in regards with the probate cases.  

It makes sense that most of the cases would be filed by an attorney and that would probably be my best approach.  Seeing as how access to the records might be difficult.  I will definitely take your advice on approaching some probate attorneys.  Do you work with many investors with probate cases with real estate involved?

What kind of program are you compiling?  Like a class?  It seems like that would be some good information to know. 

@Bill S.I guess the court compiling the list and charging for it makes sense.  It was just odd that the guy told me there was no other way that I could look them up myself.  Maybe he wasn't as knowledgeable as I thought. If I wasn't working a full time job, it would be easy for me to go there and look them up myself if they allowed (which I would think they should).  But I will go down there and check how feasible it would be to find the records and how much time it would actually take.  400 dollars for even one deal would be worth the payoff.  Just hard pulling the trigger starting out.

Thank you for the info on Lexus Nexus, sounds like with the large lag, might not be the best game plan except as a last resort.  

The guy you met went to the local courthouses in the Denver area and pulled the records himself? And had success with it?

@Bill S. I will certainly make a trip down there and be a little more discrete about my intentions.  I like the approach you are suggesting.  But are you saying the employee I spoke with would be advertising false information or charging me without the right?  Once I told him I was a real estate investor (over the phone of course), he knew exactly what I was looking for and said that the list was on the front desk and for a certain cost.  

@Tim Priebe It sounds like Colorado is really cracking down on wholesalers more so than other states.  I was speaking with a realtor friend and he mentioned how the board took out the assign-ability clause in the state approved contract. And you mentioning the privacy restrictions on court filings seems to confirm that.  Are most probate cases filed by an attorney? Or can the individuals file the cases?  I have been looking online for cases and I cannot even find a site that offers a service to pay to look up probate cases.  Maybe I need to check different counties.  If that is the case, it sounds like my best option would be to make some contacts with probate attorneys instead. :)

Just had a quick question on acquiring probate listings at the courthouse.  I live in Arapahoe county in Colorado and am trying to get a list of open probate cases to start my investing and getting some leads.  I called a few offices to finally get pointed to the right one.  The guy I spoke with knew what I was looking for and said that the courthouse did the research and provided a list every month at the price of about $400.00 which included approximately 80 - 90 cases.  Since I am completely new, I was just wondering if any seasoned investors knew if there were any way to obtain this information at no cost, but by doing the research myself? It seems like if it is public record, I should be able to access this information for free, even if it does take a little more work. This also seems to be the message that most mentors out there portray. The gentleman I spoke with said that this was simply not an option. Any help on the subject would be greatly appreciated! 

Has anybody tried the program?

I am just starting out looking to get into wholesaling but want to make sure I understand the legal side of all components that I may be running into. Does anybody have any recommendations for an investor friendly real estate attorney in the Denver area that I could speak to and ask questions about all the legalities of the business? Any tips or direction would be greatly appreciated. Dont want to run into any hiccups down the road. Thanks in advance!

How do you get a realtor to do this search for you though? Would this be a realtor that you have previously worked with?
