I've never done a CMBS deal before so I am new to this. I have come across a portfolio of apartments that have a CMBS loan of 29M on it. The seller wants an 11M check and the portfolio is ours. My question is, is there a way to wholesale this portfolio to an end buyer? I have a buyer who is interested in purchasing it, but I'm not sure on how to structure this with the seller and the end buyer. Please Help!

Is there a way where my end buyer cannot see what my profit is? Sometimes buyers get a little angry when they figure out what you are making off of them

How do you wholesale a property with a mortgage on it? Everything is current (taxes, mortgage etc) How would this get done? I know most wholesalers prefer to wholesale a free and clear property

Could anyone tell me how I could seller finance an apartment complex? I have a seller who wants to sell me 289 units. I also have an end buyer who wants to purchase it from me (I'm a wholesaler) but I want to stay in the deal rather than cash out. My question is how could I structure this deal where I seller finance this to my end buyer?

Is it possible to wholesale an apartment building listed on loopnet or with a realtor?
