Good morning Bigger Pockets, I am a local investor in Austin, as well as a small business owner. I run an Asbestos Abatement company who runs in the residential space. As I am constantly networking, I'm wondering if anyone else wants to share a cup of coffee or connect who is in the home services space (water/fire/mold remediation, plumbing or reconstruction). Greatly appreciate this community

When educating yourself on the variety of different strategies I would encourage you to focus on 1 or 2 to start and learn as much as you can. I have been in a position of learning all the strategies and then I personally get overwhelmed very quick. Also, on the same track, be disciplined about focusing on a market or 2, analyze for a few weeks and see if anything sticks. If it doesnt, than do more research and find another market. Very easy to lose productivity if you are jumping around markets. Hope this helps!

Hey BP community!

I have been very fascinated with the MTR strategy and read most of the books out there regarding this topic. My wife, who is a nurse herself and I were talking about the demand of travel nurses and where they are headed within the country. Most experts recommend about 2-3 hospitals within a given city, obviously up for debate though. But my question is, Are there any tools out there tracking the demand of nurses in hospitals? Are other investors reaching out to agencies to see where the demand is? I'm trying to analyze properties in areas that are not in major cities, but still have a Level 1 Trauma Center in the city. Appreciate any input! Thanks!

I have had the most luck using local Facebook groups. Some of the groups that I have joined have been through church groups, university class groups who are graduating right about now looking for homes in the area. I have also used my personal social media to ask for referrals and depending on if the tenant sticks and checks out I will typically give a kickback. Nothing crazy I have done to find tenants, but had great success using alternative pages to find people! Hope this helps

 It's a great book, I learned a lot from it! Now just looking for partners to work with to apply that strategy

Thank you @Sergey Petrov. So in the case that it is the bathroom flapper, obviously its my responsibility to fix the toilet but can you dispute that as a water leak with the city. Or would you make the tenant pay for the water bill? Thanks!

Thanks @Edward Messer I appreciate the insight. Its a tough situation to be in, but those are some good recommendations to look into
