@Barry Cohen thank you for your response. I have looked into two companies to start with. Internachi and AHIT. I have noticed they both offer courses and help getting started but require a membership. Are you a member of one of these companies or anything similar? I have looked into what is needed to get started but my major concern is being knowledgeable enough to be successful. I’m not really looking into working for someone else or a company because I’ve been working for other people for 15 years and I’m just ready to make my own path at this point.

I bought my first house for 80k and the bank told me I have around 40k in equity I could actually pull out. The house is in decent shape and could rent for around 900 a month as it sits now. The house needs a new roof very soon and ac unit is rough. Also needs basics like new flooring (has vinyl) and needs some drywall work. I honestly don’t see the value increasing enough after a complete remodel for it to be worth doing. So my question is do I take care of the issues now or I could reinvest the 40k I could get from the bank into a duplex or maybe another single family? I could easily put 20k into a remodel and have a very nice house.

I’m thinking of a career change that will help me in the long run with real estate investments. I come from a construction background and have many friends/family that are agents and brokers. I’m located on the Mississippi gulf coast and real estate is booming so I want to get in as soon as possible. Please if there are any licensed inspectors on here I would really appreciate some feedback and advice.

Thinking about converting a one car garage into a “mother in-law suite.” If done this way would I have to go through zoning commission? Has anyone ever done this? This is all for future reference because I just got this house and am planning on rehabing next year. Btw this is my first investment property. Got a 1,300 sq foot 3/2 house with a one car garage for 80k and appraised for 118k.
