Great. Thanks @Joe Homs . It's actually for a current probate case I'm working on but after going through the motions I would like to start looking into this niche more. So I guess both.

I need some help friends. I need someone that specializes in Probate located in Orange County California. Does anyone know of a good investor friendly attorney or specialist that they have worked with before? Any suggestions will be greatly apprieciated. Thanks Guys

I have found a property in Orange County California that the decedent past away (intestate) 20 years ago with no known will and the property is payed off. No one has lived in the property since. There was no information of any heirs up front and there has never been a case filed (probate) on the property. It was deemed as a substandard building and boarded up by the City in 2015. I filed a petition for administration and have a court date on March 16th. Only then did I pull the death certificate to find out they had a daughter. After much searching I finally figured out the daughters name and that she was the one that payed the last property tax bill.   My Questions: 1) Why would the daughter neglect the property for 20 years and what rights does she have when she has willingly neglected the property for so long? 2) Being that the daughter has neglected the property for so long do I still have to send her a notice of the hearing?  3) If I send the daughter the notice for the hearing and she does not appear for the hearing what rights does she have after I am appointed administrator? 4) If I am appointed administrator how long do I have to wait to file to sell the property? 5) Any recommendations on any Orange County probate specialists I could talk to?

@Adrien C. I have always been interested in paying for a mentor but being burned in the very begining I have become very skittish of the whole idea. Any suggestions on someone legitimate? 

Does anyone know of mentors in the Southern California area? 

@Mike Waltman thank you for the great response. You made a bunch of great points that I will be looking into doing. I was doing about 250 inheritance letters every quarter from USLeadsList.com and about 250 absentee letters a month from Listsource.com. Along with follow up postcards for all. I will look into door hangers and flyers for door knocking and will be checking out that link about setting up the website ASAP. Thanks again Mike 

Hello Investors. What generates the most mostivated seller leads for you? Websites? Mailers? DoorKnocking? I would love to hear everyones answers but especially Southern California.

       I have been trying to break into the wholesale game for 5 years now and I've been having trouble with finding actual motivated sellers. I have tried buying lists from both ListSource.com (Absentee) and USLeadsList.com (Inheritance) and mailing yellow letters with follow up postcards. After about a year of yellow letters I switched to typed business letters. Between both letters I would get a lead far and in between and when I got a motivated seller on the line my inexperience shined through and the deal would fall apart.  With every new lead I get better but there is just too few leads so far. Anyways, I finally gave up on the mailers because it was bleeding my bank account dry. Recently I started looking into a Website and doorknocking. About a year ago I was inches from getting the contract signed on a Preforclosure. So I thought that would be a good niche to get into. In the past few months I have knocked on over 74 doors of preforclosure leads 4-5 weeks before the scheduled Trustee Sale and not one has shown any sign of turning into a deal. I know it is a numbers game but this is getting ridiculous haha. A legitimate website has been on my mind for the past year but just haven't pulled the trigger because of funds. I love this industry even though I have yet to make a deal and I'm not giving up anytime soon. I will do it I just need the leads. Any advise on what type of leads I should go after would be greatly appreciated as well. Thanks Everyone for listening to my rant
